Historic Carriage House Remodel

Brookline, MA

Project Details

Clients’ Goal: To remodel a run down, un-used carriage house into a comfortable housing unit.

Challenges:

  • All work had to meet with Historic Commission Approval so that even the old barn door and hayloft door openings had to be addressed in a way that was both functional and acceptable from an aesthetic standpoint
  • The owners desired an eclectic look inside that combined some modern elements and some hints of the buildings’ past use
  • The building was in a very poor structural condition

We reframed the entire interior of the building while preserving the exterior walls and roof structure. New custom-made insulated glass doors were installed in the barn door and hayloft door openings while preserving the original look of these openings. New windows, siding, and trim were all based on the original architectural features. The foundation was underpinned and stabilized.

The interior features a sleek, urban kitchen and an interesting bamboo and wrought iron stair. Energy costs were kept in check by carefully insulating the entire envelope with closed cell foam, and by the installation of a geothermal system for heating and cooling.
